Auspicious Days to Move Into a New House in Thailand 2027: Month-by-Month Dates and Days to Avoid

Every month of 2027 (B.E. 2570) has auspicious days for moving into a new home. By the Thai Kalayok calendar, the only good days from New Year until 16 April are Saturdays, a day some older traditions say you should never move in. After that, the good days shift to Thursdays and Sundays. If you are browsing homes and condos on Talata, or have just collected your keys, the tables below will help you plan the move.
What Is an Auspicious Moving Day in Thai Tradition?
An auspicious moving day, or roek khuen ban mai in Thai, is a date and time chosen for moving into a new home, based on the belief that starting on a good day brings the household peace and good fortune.
Most Thai families start with the Kalayok, a yearly chart from Thai astrology that says which days of the week are favourable and which to avoid. The chart does not change on 1 January. It changes on Thaloeng Sok, the Thai astrological new year, which in 2027 falls on Friday 16 April at 20:52. That is why 2027 has two sets of good days.
Thong Chai, Athibodi, Ubat and Lokawinat days explained
- Wan Thong Chai is the day of victory, favoured for ceremonies and new beginnings
- Wan Athibodi is the day of greatness, believed to suit important starts you want to last
- Wan Ubat is an inauspicious day, avoided for ceremonies because things are said not to go smoothly
- Wan Lokawinat is the day of decline, avoided for starting anything new
In 2027 the two sets fall on these weekdays.
| Type of day | 1 Jan – 16 Apr 2027 (before 20:52) | After Thaloeng Sok to 31 Dec 2027 |
|---|---|---|
| Thong Chai | Monday | Thursday |
| Athibodi | Saturday | Sunday |
| Ubat | Sunday | Wednesday |
| Lokawinat | Monday | Tuesday |
Notice that in the first set, Monday is both a Thong Chai day and a Lokawinat day. The section on days to avoid explains what that means.
Why different Thai calendars give different dates
If you have checked several Thai astrology sites and found different dates, none of them is necessarily wrong. They use different methods. Some use the Kalayok alone, some add finer timings known as roek bon, some weigh the lunar day, and some use the Chinese almanac instead.
This guide uses one method for the whole year: Thong Chai and Athibodi days from the Kalayok, minus any day that clashes with an Ubat or Lokawinat day. It is easy to check yourself, but it is a starting point, not a personal reading. For a date tied to the homeowner's own horoscope, ask a Thai astrologer or a monk your family trusts.
Auspicious Days to Move House in 2027, Month by Month
The table picks out the standout days of each month: Thong Chai or Athibodi days that fall on the waxing moon, because ceremonies such as moving into a new home are traditionally held while the moon is waxing. The right-hand column lists the good days that fall on a Saturday or Sunday, for anyone who cannot take a weekday off.
Before you read January to mid-April: every good day in that period is a Saturday, and an old Thai rule says not to move into a new home on a Saturday (see the section on days to avoid). If your family follows that rule, ask an astrologer for a finer timing in early 2027, or wait until after 16 April.

Method: Thong Chai and Athibodi days from the Kalayok, excluding any that fall on an Ubat or Lokawinat day. Moon phases from the Thai lunar calendar.
Auspicious days in January 2027
There are five good days by the Kalayok, all Saturdays and all Athibodi days: 2, 9, 16, 23 and 30 January. The standouts are Saturday 9 (2nd waxing day) and Saturday 16 (9th waxing day). Every Monday this month is a Thong Chai day that clashes with Lokawinat, so none are listed. If your family avoids Saturdays, January has no day that passes the Kalayok test.
Auspicious days in February 2027
February has four Saturday Athibodi days: 6, 13, 20 and 27 February. The standouts are 13 February (7th waxing day) and 20 February (14th waxing day). Sundays are Ubat days, so avoid them.
Auspicious days in March 2027
The good days are 6, 13, 20 and 27 March, all Saturdays. The standouts are 13 March (6th waxing day) and 20 March (13th waxing day). The early-year chart still applies, so Mondays remain days to avoid.
Auspicious days in April 2027
The chart switches mid-month. Before Thaloeng Sok, the good days are Saturday 3 and Saturday 10 April (Athibodi under the old chart). After 20:52 on Friday 16 April, they become Sunday 18 and 25 April (Athibodi under the new chart) and Thursday 22 and 29 April (Thong Chai under the new chart).
The standouts are Saturday 10 April (4th waxing day) and Sunday 18 April (12th waxing day). If you avoid Saturdays, Sunday 18 April is the first good day of the year that is not a Saturday. Songkran, 13 to 15 April, has no Thong Chai or Athibodi days, and many families travel home then, so book a removal van early if you need to move that week.
Auspicious days in May 2027
This is the first full month under the new chart. Thong Chai days fall on Thursday 6, 13, 20 and 27 May, and Athibodi days on Sunday 2, 9, 16, 23 and 30 May. The standouts are Thursday 6 (1st waxing day) and Thursday 13 (8th waxing day).
Auspicious days in June 2027
Thong Chai days are Thursday 3, 10, 17 and 24 June, and Athibodi days are Sunday 6, 13, 20 and 27 June. The standouts are 10 June (6th waxing day) and 17 June (13th waxing day). For a weekend move, Sunday 6 and 13 June also fall on the waxing moon.
Auspicious days in July 2027
July is one of the busiest months, with nine good days. Thong Chai days are Thursday 1, 8, 15, 22 and 29 July, and Athibodi days are Sunday 4, 11, 18 and 25 July. The standouts are Thursday 8 (5th waxing day) and Thursday 15 (12th waxing day).
Auspicious days in August 2027
Thong Chai days are Thursday 5, 12, 19 and 26 August, and Athibodi days are Sunday 1, 8, 15, 22 and 29 August. The standouts are 5 August (3rd waxing day) and 12 August (10th waxing day). Thursday 12 August is also Mother's Day, a public holiday, so you get a day off, a Thong Chai day and a waxing moon all at once.
Auspicious days in September 2027
Thong Chai days are Thursday 2, 9, 16, 23 and 30 September, and Athibodi days are Sunday 5, 12, 19 and 26 September. The standouts are Thursday 2 (2nd waxing day) and Thursday 9 (9th waxing day). Sunday 5 and 12 September are the weekend options on the waxing moon.
Auspicious days in October 2027
October has five Sunday Athibodi days, 3, 10, 17, 24 and 31 October, which suits anyone who wants a weekend move. Thong Chai days fall on Thursday 7, 14, 21 and 28 October. The standouts are 7 October (7th waxing day) and 14 October (14th waxing day).
Auspicious days in November 2027
Thong Chai days are Thursday 4, 11, 18 and 25 November, and Athibodi days are Sunday 7, 14, 21 and 28 November. The standouts are Thursday 4 (6th waxing day) and Thursday 11 (13th waxing day). Sunday 7 November is the only weekend day on the waxing moon.
Auspicious days in December 2027
Thong Chai days are Thursday 2, 9, 16, 23 and 30 December, and Athibodi days are Sunday 5, 12, 19 and 26 December. The standouts are 2 December (4th waxing day) and 9 December (11th waxing day). Sunday 5 December is Father's Day and an Athibodi day on the waxing moon, and Thursday 30 December is another waxing Thong Chai day if you want to move before New Year.
Days to Avoid by Your Day of Birth
Thai belief holds that each day of birth has its own Kalakini day, an unlucky day on which you should not start anything important, even if it is a Thong Chai day. It is usually based on the homeowner's day of birth. The table shows what that means for 2027.
| Born on | Day to avoid | Effect on the 2027 good days |
|---|---|---|
| Sunday | Friday | All good days in the table work |
| Monday | Sunday | After 16 April, use Thursdays (Thong Chai) instead of Sundays |
| Tuesday | Monday | All good days work (Mondays are already excluded) |
| Wednesday (daytime) | Tuesday | All good days work |
| Wednesday (night-time) | Thursday | After 16 April, use Sundays (Athibodi) instead |
| Thursday | Saturday | No good day by this method until 16 April |
| Friday | Wednesday night | All good days work, just do not move in on a Wednesday evening |
| Saturday | Wednesday (daytime) | All good days work |
People born on a Thursday need the most planning, because every good day in early 2027 is a Saturday. If you do not want to wait until after 16 April, the simplest option is to ask an astrologer for a finer timing on a day that is not a Saturday.
Some texts add a second day to avoid for each birth day. For example, people born on a Monday also avoid Thursday, those born on a Tuesday also avoid Sunday, and those born on a Saturday also avoid Friday. If your family follows the stricter version, remove those days from the table as well.
Which Days Should You Avoid Moving In During 2027?
Most people avoid Ubat and Lokawinat days. In 2027 they fall as follows, with Thaloeng Sok at 20:52 on 16 April as the dividing line.
- New Year to Thaloeng Sok: avoid Sundays (Ubat) and Mondays (Lokawinat)
- After Thaloeng Sok to 31 December 2027: avoid Wednesdays (Ubat) and Tuesdays (Lokawinat)
The day that confuses people most is Monday in early 2027. A Thai calendar will show it as a Thong Chai day, but it is also a Lokawinat day. Thai astrology sites weigh this differently: some still list those Mondays as good days, while others warn against treating them as auspicious by default. This guide takes the safer route and does not count them.
There is also the old rule against moving into a new home on a Saturday. It sits alongside the sayings against marrying on a Wednesday and holding a cremation on a Friday. The reason is that Thai astrology sees Saturn as a malefic planet linked to hardship and weariness. Some astrology sites therefore drop Saturdays from moving dates all year, while others still accept a Saturday that is an Athibodi day. It comes down to how strictly your family follows tradition.
Some texts also prefer moving in during an even-numbered month of the Thai lunar calendar, but the details differ between schools. If your family cares about this, ask an elder or a monk before choosing the month.
What Time Should You Move In, and Does the Merit-Making Have to Be the Same Day?

Most families move in during the morning. If you invite monks for a house blessing ceremony, the food offering must be finished before noon, because monastic rules forbid monks from eating after midday. A timing down to the minute has to be calculated by an astrologer from the homeowner's horoscope; the Kalayok only gives you the day.
The blessing and the move do not have to happen on the same day. Many families carry a Buddha image or other auspicious items into the house on the auspicious day, then invite monks on a weekend when relatives can come. Others do it the other way round: hold the ceremony on the auspicious day and move the rest of their things later.
For what to prepare and how the ceremony runs, see our moving into a new home checklist.
Thai vs Chinese Auspicious Dates: Which to Follow?
The Thai calendar finds good days from the yearly Kalayok, while the Chinese almanac rates each day individually and marks clash days that conflict with each person's zodiac animal. The two systems often disagree, and that is normal.
Families who follow both usually look for a day that passes in both, such as a Thai Thong Chai day that the Chinese almanac also marks as good for moving. If you cannot find one, go with what the elders in the family follow. In the end, an auspicious date is there so the people who live in the home feel at ease.
Matching the Auspicious Date With Your Transfer or Lease Start Date
For most people, the hard part is not finding a good day. It is that the good day does not match the day they actually get the home.
Buying a house or condo: the transfer day does not have to be moving day
The day ownership is transferred at the Land Office depends on the bank, the seller and the office's own schedule, so buyers rarely get to choose it. The good news is that the two can be separate. Transfer whenever you can, then move in on the auspicious day.
Use the time in between for a thorough home inspection before transfer, any repairs, and cleaning. In a condo, tell the juristic person (building management) and book the service lift in advance, because Thong Chai days that fall on a holiday often see several units moving at once. Once you have moved in, remember the house registration transfer: Thai civil registration law requires the householder to notify the move-in within 15 days. Foreign owners and tenants should check the same article for what applies to them.
Renting: agree the move-in date before you sign
Tenants have less room, because rent starts on the date in the contract. If you want to move in on an auspicious day, tell the landlord while you are still discussing terms, before signing the house rental contract, and write both the lease start date and the key handover date clearly into it. This is worth doing even as a foreign tenant if your Thai partner's family would like a blessing ceremony.
For landlords, the flexible option that costs you nothing is to hand over the keys on the original start date, start the rent then, and let the tenant pick their own moving day afterwards. If the tenant insists on pushing the start date back, agree on exactly how many days and record it in the contract.
The date is set, but the home is not ready
This happens often with renovations that run late or furniture that has not arrived. A common solution is to carry a Buddha image or auspicious items into the home on the auspicious day, which counts as having moved in on a good day, then bring everything else once the home is ready.
Before you commit to buying or renting, check the property details and conditions carefully, compare a few options, and raise the move-in date early. If you are still looking for a house or condo, browse the sale and rental listings gathered on Talata and contact owners directly. Landlords can mention when the property is ready to move into in the listing description, which helps tenants who follow auspicious dates plan ahead.
Frequently Asked Questions
Is 1 January 2027 a good day to move into a new house?
1 January 2027 is a Friday, which is neither a Thong Chai nor an Athibodi day, but it is not an Ubat or Lokawinat day either, so it counts as neutral. People born on a Sunday should avoid it, because Friday is their Kalakini day. The nearest good days around New Year are Saturday 2 January and Saturday 9 January 2027, the second on the waxing moon.
Several people live in the house. Whose birthday should we use?
Most families use the homeowner's day of birth. If you bought the home together or want everyone to feel at ease, choose a day that is not a Kalakini day for anyone. After 16 April 2027 you can choose between Thursdays and Sundays, which makes this easier.
Is it better to move in on a waxing or a waning moon?
Most people prefer the waxing moon, believing the brightening moon stands for growth and prosperity. The waning moon is less popular but not forbidden, so a convenient Thong Chai or Athibodi day on a waning moon is still fine. That is why the monthly lists in this guide include both.
Can I move in on a weekend if I cannot get time off?
Yes, but Saturdays and Sundays work differently. After Thaloeng Sok on 16 April 2027, every Sunday is an Athibodi day, which makes Sunday the safest weekend choice. In early 2027, Sundays are Ubat days, and the Saturday Athibodi days run into the old rule against moving in on a Saturday, so they only suit families who do not follow it.
The transfer is done but the auspicious day has not arrived. Can I go in to clean or move things first?
Yes. Many families clean, make repairs or gradually bring in everyday belongings before the auspicious day, as long as they do not sleep there. They then count the day they bring in the Buddha image or auspicious items and spend the first night as the moving-in day. It also makes the actual moving day much calmer.
I am renting a condo. Do I need an auspicious moving day?
No, it is entirely up to you. If you would like one, agree the key handover date with the landlord before signing. Many condos have rules about burning incense or candles in units or common areas, so check with building management first, or use electric incense instead.
